By using this site or our services, you agree to these terms. If you don't, please don't use the site. If you're using the site on behalf of a business, you represent that you have authority to bind it.
1. Who we are
Collab-RT Realty LLC is a Texas real estate brokerage. Our broker-of-record is Ryan Parker (Texas license #652103). We operate under the Texas Real Estate Commission (TREC) and the REALTOR® Code of Ethics.
2. Information accuracy
Listings on this site are provided through IDX feeds from the relevant MLS. We strive to keep information current but do not guarantee accuracy. Always verify critical facts (price, status, square footage, restrictions) with the listing agent or at the source of record before acting on them.
3. No agency relationship is formed by browsing
Use of this site, browsing listings, or subscribing to updates does NOT create a buyer or seller agency relationship. Representation begins only when you sign a written agreement with us.
4. Consumer Protection Notice + IABS
The Texas Real Estate Commission requires brokers to provide the Information About Brokerage Services (IABS) form and the Consumer Protection Notice to every consumer. Copies are linked here; request a written copy from us anytime.
5. AI-assisted services
Our site chat and internal CRM use Google Gemini for summaries, replies, and search suggestions. You'll always know you're chatting with an AI. We human-review every AI-drafted message to a client before it goes out. AI output may be wrong; verify anything important.
6. Communications consent
You may opt in to receive email or SMS from us. Each channel requires separate opt-in. You can opt out any time:
- Email: click unsubscribe in any email.
- SMS: reply STOP to any message. Message & data rates may apply. Frequency varies.
If you did not opt in and are receiving contact from us, email us immediately and we will remove you.
7. Your account
You're responsible for keeping your login credentials secure. Notify us immediately if you suspect unauthorized access. We can terminate accounts for abuse, fraud, or legal reasons.
8. Prohibited uses
Do not scrape the site, attempt to access data not yours, or use the site to send unsolicited marketing. Automated crawling is allowed only as specified in our robots.txt.
9. No warranty
The site is provided "as is". We are not liable for indirect or consequential damages arising from use. Your exclusive remedy for any dispute over the site itself is to stop using it.
10. Disputes
These terms are governed by Texas law. Any dispute will be resolved in the state or federal courts located in Comal County, Texas.
